Hey, I’m James, a leading Lincolnshire & Rutland property photographer covering residential and commercial buildings throughout the East Midlands.

My services extend from individuals through to companies, letting and estate agents and investors all over the East Midlands.

My general style as a property photographer is clean, crisp, vibrant and, most importantly, natural. Each image is naturally lit, showing the viewer how the room looks without being there.

Where possible, I use appropriate lighting to create the best for the images.

What happens on a property shoot?

Once I arrive I’ll start by checking each room to see if anything needs a final straightening up.

Then I’ll proceed with taking all the wide-angle interior shots of each room. I’ll take around 2 wide-angle photos per room depending on the size and setup of the space.

After all the wide-angle interior shots are taken of each room, I’ll switch a lens and capture some closer-up detail shots of any areas of interest of the property, or anything that particularly inspires me.

I’ll then put back anything that I moved out of the way for the photos and pack up my equipment. 

How long does it typically take?

If it’s a standard three-bedroom property, then generally an hour to 90 minutes. For any further bedrooms or a larger property, then add a further 30 minutes. If you also require Drone photography and/or videography, then this will also add further time.

How long does it take to receive the images?

A typical turnaround time can be anytime up to 72 hours, by on average it’s next day (depending on the service required). 

The images will be edited to ensure clarity is used across the board.

All photos and videos will then be sent over via a secure Dropbox link.

How much does this cost?

For an average three-bedroom house, £75+. Add in videography and/or drone, I start at my hourly rate of £100 p/h.

If we agree on a retainer over a longer period of time, a per-house cost will be calculated.
